As Special Counsel with the firm, Ryan G. Rupe’s practice focuses on construction, real estate, governmental tort, professional liability and business litigation.  He represents clients in all phases of complex litigation throughout California and Arizona.

Ryan is frequently called upon to bring challenging construction and real estate projects to completion. He works effectively to facilitate resolutions, negotiating with stakeholders and preserving his client’s rights against responsible parties, including owners, developers, contractors, subcontractors, architects, engineers and other project participants.

When construction litigation is necessary, Ryan represents clients in the prosecution and defense of claims, including actions for delay, liquidated damages, loss of use, and defective work, as well as surety and contractor bond claims.

Ryan served as lead litigation counsel for a shopping center developer in a multi-million dollar construction payment dispute involving more than fifty disputed change orders and thirty separate lien foreclosure lawsuits.  In addition, he successfully negotiated the project closeout and release of numerous mechanic’s liens recorded against a large educational campus in downtown San Diego by a global prime contractor, subcontractors and suppliers.

With respect to real property matters, Ryan regularly defends commercial real estate brokers and agents against claims of negligent misrepresentation, fraud and professional negligence.  He has served as counsel to national title insurance companies and banking institutions in litigation involving mechanic’s liens, encumbrances, boundary claims and encroachments.

Ryan is well-versed in handling commercial real estate transactions, having represented Arizona’s largest privately held restaurant company in its acquisition and development work.  He routinely negotiates and documents purchase and sale agreements, commercial leases, license agreements, construction contracts and financing arrangements for regional and national tenants.

In his spare time, Ryan — a native San Diegan — enjoys saltwater fishing off the coasts of San Diego, Mexico and Central America.  He has a single-digit index on the golf course and is a nationally ranked 5.0 level pickleball player. Ryan and his brother took first place in the 2018 Mexican International Pickleball Tournament held in Los Barriles, Mexico.
